What does the property management service include?
Full booking management across all platforms (Airbnb, Booking.com, direct bookings), smart dynamic pricing, professional photography, ongoing cleaning and maintenance, 24/7 guest service, check-in and check-out, and transparent monthly reports. We manage everything — you simply receive a monthly payment.
How much can I earn from my apartment?
On average, the properties we manage generate 50%–250% more than a standard long-term rental. The range is wide because the difference between properties is genuine — a standard apartment sits at the lower end, while the quality of the renovation and layout moves it up, and villas and large vacation compounds designed correctly from the outset reach the top. We provide a free earning-potential assessment before any commitment.
How much does the management service cost?
Our fee is a percentage of revenue — meaning we earn only when you earn. There are no fixed costs and no surprises. The exact terms are set according to the property, area and rental profile — talk to us for a quote.
How do I get started?
It starts with a free, no-obligation conversation and an earning-potential assessment. If it's a fit, we handle onboarding end to end: styling, professional photography, listing setup, pricing and going live across the platforms.
How transparent is the reporting?
You receive clear monthly reports detailing bookings, revenue and expenses. Because our fee is a share of revenue, our interests are fully aligned with yours.
What about insurance and property protection?
Bookings made through the major platforms include their host protection programs, and we screen guests, take security measures and maintain the property between stays. We'll review the specifics for your property when we talk.
Which areas do you operate in?
We manage properties across Haifa, Akko, Netanya, Nahariya, the Galilee and Mount Carmel — and we're always glad to assess new areas in northern and central Israel.
How is this different from managing on Airbnb myself?
Self-managing takes real time and energy: answering guests at all hours, coordinating cleaning, handling faults and updating prices by hand. We do all of it — including automated dynamic pricing that produces higher revenue, and professional listings that attract better guests. You keep the return without the headache.
When and how do I get paid?
Income is transferred to your account once a month, together with a detailed report itemising every booking, the gross income, our commission and the net amount due to you. Full transparency — you see every shekel.
Is my apartment suitable for short-term management?
Almost any property can produce good income when managed properly — from a small studio to a large villa. What matters most is location, condition and presentation. We'll run a free assessment and tell you directly what a realistic expectation looks like.
Do I need to buy new furniture before we start?
Not always. We assess the property's condition and give specific recommendations — usually small improvements that pay for themselves within a month or two. We never push an investment that isn't worth it.
Can I block dates for my own personal use?
Absolutely — the property stays yours. You can block any dates you want for personal stays in advance. We only ask for advance notice so we can manage the calendar efficiently for you and for guests.
Is short-term rental legal in my city?
In Israel the rules for short-term rental vary by city and local authority. We work in accordance with the law and advise every owner to check the specific requirements that apply to their property. We're happy to share what we know from operating in each of our areas.
What if I want to end the engagement?
The agreement can be ended with advance notice according to the terms agreed between us. We believe an owner who is happy stays for years — so we don't rely on lock-in periods to keep you.
