What makes a home a location productions want

A good location is not necessarily a beautiful home. It is a home that is easy to shoot in. A production picks a property on light, character, equipment access and parking — and only then on interior design. A stunning fourth-floor apartment with no elevator is ruled out before anyone looks at the photos.

What does work: rooms with natural light from a consistent direction, walls that are visually clean, a distinct architectural character (period or contemporary — not in between), open space where equipment can be laid out, nearby parking, an elevator, and neighbours who do not turn every shoot day into an incident.

And the point worth stating honestly: renting to productions is occasional income, not the basis of a business plan. It does not arrive every month, and not every home gets enquiries. It works best as an addition to a property that already earns from hosting — not instead of it.

What must be in the agreement — before you agree to anything

The clauses you do not give up

  • Exact hours — when the crew arrives and leaves, including set-up and strike time.
  • Maximum number of people on site at once.
  • What may be changed — moving furniture, taking pictures off walls, using the kitchen — and who puts it back.
  • Liability for damage — who is responsible, how the state of the property is documented before and after, and what happens in a dispute.
  • Power and equipment — lighting load, generator use, and what must not be plugged in.
  • Parking — how many vehicles and where, so as not to create a conflict with neighbours.
  • Cleaning and restoration — back to the state in which it was received, and by whom.

FAQ — renting a property to productions

What kind of apartment suits film productions?
One with natural light from a clear direction, a distinct architectural character (period or contemporary), easy equipment access — an elevator and few steps — nearby parking, and the ability to clear a room for equipment and makeup. Attractive design alone is not enough if access is difficult.
How much can you earn renting a home to a production?
It varies entirely with the property, the area, the type of production and the length of the shoot, which is why we do not publish a figure. What matters to know is that this is occasional rather than regular income — it works best as an addition to a property already earning from hosting, not as a replacement.
What is the risk to the property?
The real risk is damage and wear from moving furniture, heavy equipment and foot traffic. It is managed through a clear agreement, documentation of the property's condition before and after, a capped number of people, and supervision on site during the shoot day.
What must appear in the agreement with the production?
Arrival and departure hours including set-up and strike, the maximum number of people, what may be changed in the property and who puts it back, liability for damage and how it is documented, power and equipment limits, a parking arrangement, and cleaning and restoration. Consulting a lawyer before signing is recommended.
Do you manage this, or do I deal with the production myself?
We do. The enquiry comes to us, we screen the production, coordinate dates and hours, supervise on site and check the property at the end of the day. The owner does not manage this with the producer.
Does it interfere with normal rental of the apartment?
Not when the calendar is managed properly. A shoot day slots between hosting bookings like any other booking. We manage the calendar anyway, so we can see in advance where a suitable window exists.
My property is in the north — do you work in the area?
We manage properties in Akko, Haifa, Isfiya, Netanya and Migdal. If your property is in or around those areas, it is worth a conversation. If it is far from them, we will tell you honestly.
What if my apartment is not suitable as a location?
We will say so. Most homes are not right for productions, and that is entirely fine — they can still earn well from short and mid-term hosting, which is our main business.
