Short-term property management for apartments, villas and complexes on Airbnb, Booking and direct bookings — since 2016. Full operation, dynamic pricing and 24/7 guest service. You get a monthly report and payout; we do everything else.
Short-term rental management is the full operation of an apartment, villa or complex as a hosting unit rented by the night or a few days — instead of a yearly lease. In practice, short-term property management covers listing the property across platforms, pricing that updates daily with demand, hosting guests end-to-end, cleaning and maintenance between stays, and handling whatever happens in the middle of the night. It's daily operational work — and that's exactly what makes it earn more than a standard rental, and more demanding at the same time.
We at SHOOKROON GROUP have managed short-term rentals since 2016, from a single property to 50+ across six regions. This page explains how the service works; if you're specifically after Airbnb management, that's a core part of what we do and has its own dedicated page.
With long-term rentals you sign one tenant for a year, and the work is mostly rent collection and occasional maintenance — but the income is fixed and low. Short-term management re-lets the property again and again for single nights: the price updates with real demand, every guest gets separate hosting and cleaning, and there's response around the clock. The reward for the extra work is far higher income — on average 50%–250% more than a standard monthly rental (our portfolio average, 2026). When we manage the property, all of that work moves to us and the profit stays with you.
End-to-end service. Everything on this list is included in one commission — no add-ons, no surprises.
Furnishing and styling advice, professional photography and a compelling listing in Hebrew and English. The property is shown exactly as it is — at its best.
Full listing and sync on Airbnb, Booking.com, direct bookings through our site and more — with one synchronized calendar.
The rate updates by demand, season, day of week and local events. This is the component that creates most of the income gap versus fixed pricing.
Inquiries, guest screening, check-in and check-out, and support throughout the stay — in Hebrew, English, and at the hours nobody else wants to answer.
Hotel-grade cleaning between stays, fresh linens and towels, and ongoing management of everything the guest needs.
We handle repairs, coordinate tradespeople and deal with every issue in real time — so you're not hunting for a plumber on a Saturday.
A report detailing every booking, gross income, our commission and your net payout. You see every shekel.
Screening before approval, a deposit where relevant, property checks between stays and full handling of damage claims with the platform.
Airbnb management is the core of the service, but we don't stop at one platform. Our short-term rental management also includes listing and syncing on Booking.com and direct bookings through our own site, so the property is exposed to maximum demand across every channel at once — with no double bookings and no rate left behind. Our digital presence generates 4–15 million views per month and brings direct bookings that skip platform commissions entirely.
We manage a single unit and whole complexes — at the same level of operation.
An empty apartment, an investment unit or one just freed from a long lease. This is the vast majority of what we manage short-term, from studios to 5-room apartments.
Whole villas and houses with a pool or garden, suited to groups, extended families and events. Pricing and operations differ from an apartment — and we're built for it.
A complex with several units needs cross-unit occupancy management, complex-level pricing and team operations. We run the complex as one business unit.
Investors who want a managed return without managing. We advise pre-purchase too — estimating a specific property's income potential before you sign. Full investor services ←
Owners living abroad or across the country who can't be present. Remote property management ←
We learn the property, the area and your expectations, and build a realistic income estimate. If we think the property isn't right for short-term hosting, we'll tell you — even if it means we won't work together.
Focused furnishing and styling recommendations (usually small improvements that pay for themselves within a month or two), professional photography and listing copy. We never push an investment that isn't worth it.
Listing the property across all platforms, connecting it to dynamic pricing and syncing calendars. On average it's 2–3 weeks from the first call to the first booking.
From here it's on us: guests, cleaning, maintenance, pricing and issues. You get a detailed monthly report and a payout to your account — and get on with your life.
We charge a percentage of actual income only. No fixed monthly management fee, no signup fee and no exit penalty. The meaning is simple: a month the property didn't earn is a month we didn't earn either — our interest is aligned with yours. The common range in the Israeli market for short-term management is 15%–25% of income (based on a review of leading Israeli management companies' published terms, June 2026), and your exact percentage is agreed up front in the consultation.

"I moved the apartment to management after a year of doing it myself. Occupancy went up, I no longer deal with guests at night, and my net income actually grew. The best thing I've done with the property."
"Professional, transparent management with no unnecessary hassle. Thank you, May!"
