Airbnb property management is the full operation of a home as a short-term rental: creating and syncing the listings, adjusting the price daily against real demand, hosting guests end to end, cleaning and maintaining the property between stays, and dealing with whatever happens at two in the morning. It is daily operational work — and that is precisely what separates it from a long-term rental, where you sign a contract once a year.
That difference is also where the income gap comes from. A property managed end to end typically yields 50%–250% more than a standard long-term rental (average across our own managed portfolio, 2026), because the price responds to real demand instead of being fixed for twelve months. The range is deliberately wide — the difference between properties is real: a standard apartment sits at the lower end, while a well-executed renovation and a smart layout move it up, and villas and large vacation compounds designed correctly from the outset reach the top of the range. That is precisely why we build an individual estimate for each property rather than promising one number to everyone. It also takes far more work — which is why most owners who try to self-manage come to us after about a year, usually following one weekend too many of guest phone calls.
Almost every property management company in Israel is concentrated in Tel Aviv. We built genuine operational depth in the north — Haifa, Akko, Nahariya and the Galilee — with local cleaning, maintenance and guest-reception teams, while also operating in Netanya, Gush Dan and Jerusalem. For an owner in the north, that is the difference between a manager who arrives within half an hour and one trying to coordinate a tradesman remotely.

We learn the property, the area and your expectations, and build a realistic income estimate. If we think the property is not suited to short-term rental, we will say so — even when that means we do not work together.

Listings go live across every platform, connected to dynamic pricing with calendars synced. On average two to three weeks pass between our first conversation and the first booking.

We charge a percentage of actual revenue only. There is no fixed monthly management fee, no signup fee and no exit penalty. The implication is simple: a month in which the property does not earn is a month in which we do not earn either — our incentive is identical to yours.
The prevailing range in the Israeli market runs between 15% and 25% of revenue, depending on service level and scope (based on a review of published terms from leading Israeli management companies, June 2026). Your exact rate depends on the property type, the region and the number of units, and is agreed up front. Do compare like with like: a low commission that excludes cleaning, operations or dynamic pricing costs more in the end.
